This house is a brand new never lived in
home, built by Mercedes Homes, one of the top Florida builders. It is on a 1/4 acre site, and is over 2400 square

This model
is called the Michelle Cove 3, with 3 bedrooms, 2 Baths, and a 2+ car garage.
During last years Hurricanes, while lots homes received damage, the
worst damage any of their Mercedes Homes received were the loss of a few roof shingles.......... That’s quality
building.
This home received the honor of being titled the “Home of the Year” which gave the buyer
a $10,000 upgrade package. I have these features listed later on in this article.
Unlike many other homes that you find for sale, this is NOT a basic home. Most other sellers built homes
with intentions to sell, and build BASIC models with little, or NO upgrades. I had this house built with intentions on living
there, however, due to some family issues, I will not be moving there at this time.
I am selling for $225,000. You can sign up to have a new one built now for about $285k, however,
BUYER BEWARE, there are always hidden costs, which are beyond
the builders control.)
#1 for $285,000 now, that will buy you the BASIC version
#2 you’ll have to wait about a year and a half,
#3 There WILL BE additional costs after the signing of the contract, I had to
pay
an additional $1500 for land prep, because they under estimated.
#4 and most importantly, while I was waiting the year and a half for the
house to be built, I got hit with
3 addition charges. $5500 for drainage
costs, and two additional charges(6 months apart) for increase in cost of material going up over the year, of $6500, and
$5500.
Believe me I argued this fact, but it’s
completely legal, and in the fine print of the contract. So, if you sign a contract
now, figure on it costing 15-20k more. Again I remind you, that’s a basic version without the upgrades that I added,
for about 285k.
Below is a list of upgrades I had
added in addition to the “Home of the Year” upgrades.
The additions are as follows:
---I had a TV, and phone jack put in 6
of 7 rooms. (most other homes come
with 1, or 2 of each). This would be a costly, and messy installation if done
afterwards.
---There are 2 additional overhead lights
one installed, and one prewired in the
2nd and 3rd bedrooms.
---The second bathroom was upgraded to
a steel tub with tiled walls, instead
of a fiberglass one piece unit.
---The bathroom tiles in the Master bedroom
have been upgraded, both
around the Jacuzzi, and standup shower stall.
---The garage was prewired for outside
carriage lites on each side. Again, a
costly upgrade to do afterwards.
---The carpet was upgraded, and is throughout
the entire house.
---The linoleum kitchen floor was upgraded
to 18” tiles.
---The kitchen also has a Corian countertop.
---The entranceway to the house also has
about a 4’ x 4’ square of tile.(so
you don’t
walk in right on the carpet)
---The house also comes with easy to install
custom
Hurricane
Shutters for ALL windows.
---The house is also prewired for an alarm
system.
---The kitchen cabinets were upgraded.
---The elevation, and look of the home
from the outside was also upgraded
from the basic square looking home with square windows. It has more
peaks, and
the tops of the windows are rounded for a nicer look. (see
photos)
---Hanging light in the dining room(see
photo)
---There is also 3 water valves for
hoses around the house, 1 on each side,
and 1 in the rear
of the house.
